Step Three
For most people when buying a home it is a place to live plus a long term investment.  This will be the time to ensure that your home holds value over time and you will need to make sure that you make the right decisions.

Focus on the long term

  • Don’t focus on the short term but on the long term.

Some Banks are aware of future proofing of homes and will offer Green Mortgages. 

  • If you have green features, a lower interest rate will sometimes be offered.  This is not sub standard materials but a home that saves resources and you money.
Financial

Will it hold value in the long term, with changing times, it is important to make sure that your investment holds value?
Beaches, Airport, Schools, Leisure Activities, Shopping, Neighbourhood Watch,  etc.

Costs

  • Costs are ongoing and you will need to think about costs that may be incurred over time, such as energy costs. 
  • By ensuring your home is energy efficient you are ensuring that your home has lower running costs and easy to maintain.
  • Make sure that the cost of meeting with council and state regulations such as insulation, rainwater tanks has been factored into the quoted price.

 

Look for features that will hold value over time and save you money such as:

  • Quality designs that uses space well.
  • A higher rating home which comfortable
  • Water and energy saving features.
  • Many of the features come with no cost and the ones that do come with cost are usually paid for by saving in energy, water and maintence costs.

  • By making sure you home is close to all amenities, including public transport you are ensuring that it is cost effective.

Factor in all costs
All costs should be factored into your budget the following are just some of the costs that may appear hidden:

  • Soil test by a qualified engineer
  • Connections to services
  • Excavation and drainage
  • Driveways and Landscaping
  • Legally required construction extras such as ( scaffolding, security, fencing and lightening)
  • Floor finishes (carpets, Tiles, etc.)

  • Rainwater Tanks
